One Coordinated Team
Design, planning, structural input and construction sit with one accountable team.
For Cape Town landlords, managers and tenants
Empty space earns nothing. We strip, repair and prepare units for new tenants, and fit out offices that work for the people using them. Apply for a Private Project Assessment to start.
Every application is reviewed for project fit before an on-site assessment is arranged.

Dear Cape Town landlord or business owner,
White boxing and office fit-outs are driven by dates. A landlord needs a clean shell to market. A tenant needs a working office by occupation day. Missed details can delay both.
The work often crosses strip-out, partitions, ceilings, lighting, flooring, kitchens and final compliance items. When each trade works from a different brief, handover becomes the problem.
Property Haus coordinates the scope, programme and site team around one handover date, with Matthew personally reviewing each suitable project.
Design, planning, structural input and construction sit with one accountable team.
The work and sequence are defined before the main build moves forward.
Practical building and property judgement applied to every decision.
Matthew personally reviews every suitable application before the team makes contact.
If a unit is becoming vacant or a lease date is approaching, apply for a Private Project Assessment. Tell us the floor area, current condition, required handover and who needs to approve the work.

White boxing and fit-outs
When a tenant moves out, the clock starts. The unit needs to be stripped back, repaired and made ready for the next lease, often with very little notice.
Fit-outs are the other side of the same coin. A new tenant has a date to move in and a business to run. The work has to be right the first time.
Old fittings removed, walls, ceilings and floors repaired, and the unit returned to a clean, neutral shell.
Partitions, ceilings, lighting, kitchens and finishes delivered around how the team works.
Landlord and tenant requirements coordinated so handover is smooth on both sides.
Work planned backwards from the date the space must be ready.
Got a unit coming vacant or a fit-out on the way? Tell us the size, the date and what the space needs.

Plan before you build
A more informed first step for owners and managers planning substantial work on an operating property.
Before work begins, the scope must account for the building, the people using it and the date it needs to be fully operational. Early decisions about access, phasing and specialist input protect both the programme and the business.
Apply for a Private Commercial Project Assessment. Matthew will first call to understand and qualify the project. Suitable projects are then invited to an on-site assessment for a clearer view of what the work may require.

A more coordinated way to build
Property Haus brings the planning and construction conversation together so fewer decisions fall between disconnected parties.

The project roadmap
Every suitable project follows a considered sequence so design decisions, specialist input and construction stay connected.

We establish the property, business need, decision-makers, timing and operating constraints before arranging a site assessment.
Suitable projects move to a focused site visit to understand existing conditions, access, operations and practical constraints.
The work, approvals, drawings and specialist requirements are coordinated around one clear commercial brief.
Costs, responsibilities, phasing and a realistic sequence are defined before the main work begins.
The site, trades and decisions are coordinated around the agreed scope and the building's operational needs.
The completed work is reviewed, final items are resolved and the space is handed over against the agreed scope.

Before you apply
Clear answers to the questions property owners and managers most often ask before beginning.
Usually stripping out previous tenant fittings, repairing walls, ceilings and floors, and returning the space to a clean neutral shell. The exact scope depends on the lease and the building.
It depends on the size, finishes and approvals involved. We give you a realistic programme once we have seen the space and understood the brief.
Often, yes. It depends on the scope, safety requirements and access. We discuss phasing, noisy work, deliveries and isolation areas during the assessment.
Yes. We review the available drawings, approvals and landlord requirements, identify gaps and coordinate the construction scope from that point.
Not usually. A responsible quotation needs a clear scope, site understanding and any required professional input. The assessment establishes what must be defined first.
