A Major Renovation Should Feel Exciting. Not Overwhelming.

Dear Southern Suburbs homeowner,

You may already know what you want your home to become: more space, better flow, a considered extension, or a complete transformation that finally suits the way your family lives.

The difficult part is not imagining it. It is bringing the design, planning, structural requirements, specialist trades and construction together without the process becoming fragmented.

When those pieces are handled separately, homeowners can be left managing conflicting advice, shifting costs and decisions they were never meant to make alone.

Property Haus was built to solve that.

My name is Matthew Vermeulen, CEO of Property Haus & Co. Since 2019, our team has helped homeowners and property clients coordinate planning, architecture, construction and specialist expertise through one clear project direction. I bring 30 years of experience to the decisions that shape each suitable project.

One Coordinated Team

Design, planning, structural input and construction sit with one accountable team.

Clear Scope And Programme

The work and sequence are defined before the main build moves forward.

30 Years Experience

Practical building and property judgement applied to every decision.

An Owner-Led First Step

Matthew personally reviews every suitable application before the team makes contact.

For substantial renovations, extensions and structural alterations, we bring the right people into the process early, define a clear scope and programme, and carry the project from the first conversation through to handover.

That means fewer gaps between the plan and the build. Clearer communication. Better decisions before money is committed. One accountable team protecting the vision for your home.

If you are considering investing R500,000 or more in your property, apply for a Private Renovation Project Assessment. I will personally review your application and call you within one business day. If the project appears suitable, we will arrange an in-home assessment and discuss the most sensible next step.

Building in the Southern Suburbs

Older Homes, Bigger Plots And Real Winter Rain

Many Southern Suburbs homes have history. Older walls, older roofs and older services. Some fall in areas where heritage rules affect what you can change. That is not a reason to hold back. It is a reason to plan properly.

This side of the mountain also gets the most rain in Cape Town. Drainage, waterproofing and the timing of roof and structural work matter more here than most people expect.

Character Homes, Modern Living

Extensions and open-plan changes that feel like they belong to the original house.

Heritage And Approvals

Where heritage or council input applies, we coordinate the drawings and professionals around it early.

Wet-Season Planning

Roof, drainage and waterproofing work sequenced around Cape Town winters.

Large Family Projects

Additions, cottages, pool areas and full reconfigurations managed as one programme.

Areas we work in across the Southern Suburbs

  • Constantia
  • Bishopscourt
  • Newlands
  • Rondebosch
  • Claremont

  • Plumstead

If you are planning a substantial renovation, extension or structural change, start with a conversation. Matthew will review your application personally.

From The Original Challenge To The Finished Home

Three Cape Town renovation scenarios showing how a strong brief, coordinated planning and one project direction can shape a better result.

From Dated And Divided To Calm And Connected, Cape Town project
Project 01

From Dated And Divided To Calm And Connected

Whole-home renovation · Spatial reconfiguration · Indoor-outdoor living
The challenge
The imagined brief begins with a structurally sound family home that feels dark, disconnected and pieced together by years of separate alterations.
The approach
The design response simplifies the circulation, opens the main living spaces to the garden and brings the exterior, glazing, materials and services into one coordinated scope.
The transformation goal
The transformation goal is a home that feels lighter, more coherent and easier to live in, while retaining the established character of the property.
A Family Home That Finally Opens To The Garden, Cape Town project
Project 02

A Family Home That Finally Opens To The Garden

Rear extension · Structural opening · Kitchen and living transformation
The challenge
The imagined homeowners have enough floor area, but the kitchen is cut off, the living rooms compete with one another and the garden is almost invisible from inside.
The approach
A carefully planned structural opening and rear extension create one generous family zone, with the kitchen, dining area and terrace designed as a connected sequence.
The transformation goal
The transformation goal is better light, clearer movement and a home that can handle everyday family life as comfortably as larger gatherings.
An Indoor-Outdoor Home Designed Around Real Life, Cape Town project
Project 03

An Indoor-Outdoor Home Designed Around Real Life

Interior renovation · Covered braai terrace · Coordinated finishes
The challenge
The imagined property has good bones and a strong outlook, but the interior finishes feel disjointed and the main living space stops short of the outdoor area.
The approach
The project direction aligns the kitchen, living room, stacking doors and covered terrace, then carries a restrained palette of stone, oak and dark metal throughout.
The transformation goal
The transformation goal is a practical, quietly premium home where the interior and exterior feel deliberately designed as one experience.

Before you apply

Your Questions, Answered

Clear answers to the questions homeowners most often ask before beginning.

Can you renovate older or heritage homes in the Southern Suburbs?+

Yes. Older homes need careful assessment of the existing structure and, where relevant, heritage requirements. We confirm what applies to your property before the design is finalised.

Can we live in the house during the renovation?+

Sometimes. It depends on the scope and which parts of the home are affected. We discuss phasing and practical living arrangements during the assessment.

Can I begin with the assessment before committing to the full renovation?+

Yes. The first step is an application followed by a short qualification call with Matthew. If the project appears suitable, he will arrange an in-home assessment so both sides can understand the vision and decide whether Property Haus is the right fit.

I have heard nightmare stories about renovations. How is this different?+

Property Haus coordinates planning and construction around one clear direction, with a defined scope and programme before the main build. You deal with one accountable project team rather than trying to manage disconnected parties yourself.

What if I do not have plans or a fully formed idea yet?+

That is completely fine. You can apply with a vision, a problem to solve or an early concept. The project assessment helps establish what professional input and next steps may be sensible.

What kind of project is suitable?+

Property Haus focuses on complete home renovations, extensions, structural alterations and combinations of these in Cape Town. The current minimum project investment is R500,000. Minor repairs and routine maintenance are not part of this offer.

Does every application progress to a home visit?+

No. Property Haus accepts a limited number of major residential projects at a time. Each application is reviewed first, followed by a short qualification call where suitable. An in-home assessment is arranged only when the scope, timing and way of working appear to be a good fit for both sides.

Why is there a qualification call before the home visit?+

The short call confirms the property, broad scope, timing and decision-making position before anyone travels to site. It protects your time and Matthew's, while ensuring that an in-home assessment is useful and focused rather than a generic sales visit.

Can Property Haus work with plans from my architect?+

Yes. If you already have concept drawings, technical plans or approvals, include that in your application. The team will review what exists, identify any gaps and discuss how design, professional input and construction can be coordinated from that point.

How soon can my renovation begin?+

Start dates depend on the project's design stage, approvals, technical requirements and current project capacity. The qualification call is the right place to discuss your preferred timing and establish a realistic path to site.

Will I receive a final quotation at the first home visit?+

Not usually. A responsible quotation for a major renovation needs a clear scope, site understanding and any required professional input. The assessment helps establish what must be defined before an accurate proposal and programme can be prepared.

Which parts of Cape Town do you work in?+

Property Haus considers suitable projects across Cape Town and surrounding residential areas, including the Southern and Northern Suburbs. Location, access and project logistics are reviewed as part of the application and qualification call.
